If you're planning to put your property on the market, now is the time to spruce it up and make it sparkle for potential buyers.  So, here is a list of things you should start with.

Enhance street appeal

First impressions count with home buyers.  If they drive past a property and don't like the look of it from the outside, they won't come in.  Keep lawns mowed, trim shrubs, weed the garden, ensure pathways are clean and clear of rubbish or toys, remove spider webs, clean windows and window frames and make sure your front door is sparkling.

Decide on structural repairs

Before you put your home on the market, it can be a good idea to have a professional building inspector give your property the once over.  This way you will be aware of any major problems which need to be fixed and you can decide whether or not you will undertake the repairs.  It also means you won't be in for any nasty surprises when the buyer has their own building inspection done.

Make minor repairs

Nothing puts buyers off like a whole host of minor problems.  It reflects poorly on your property and makes it seem uncared for.  So, take a walk through your property and fix any niggling little issues such as leaky taps, squeaking door hinges, broken window panes, torn fly screens, broken tiles and so on.

Repaint where necessary

Again, walk around your house (inside and out) and repaint any walls or surfaces that are chipped or which look dirty or discoloured.  Just remember, when repainting, choose a neutral colour so would be buyers aren't distracted from the layout of your property.

Clean the floors

If you have carpets, make sure they are given a good shampooing before your property is placed on the market.  If you have timber or tiled floors, inspect them for any cracks or damage and repair where necessary.  If you have polished timber floors, you might consider having the surface repolished.

Clear the clutter

When buyers walk through a home, they want to see the property, not your possessions.  So, get rid of nic naks and clear kitchen bench tops.  If you have a lot of furniture, consider putting some in storage because less furniture will make a room look bigger.
